Select Home Warranty is a complete fraud. I recently requested service on an air conditioner. They assigned 7 different contractors and not one contractor called me or returned my calls. Apparently their contractors know what a lousy company this is. I was then instructed to hire my own contractor and of course they denied my claim. I had a follow-up service call on 6/13 and now they won’t pay that claim because I finally cancelled my contract with Select on 6/19. 6 days before I cancelled the contract.
If a consumer expects any value for their money from Select Home Warranty they can forget it. They will receive tons of computer generated email saying we will contact you in 24-48 hours which of course, they never do. Too bad your service issues can’t be addressed by all of their useless email. If that was the case they would be a company worth doing business with. Since that’s impossible, Buyer Beware.

BUYER BEWARE! I bought this warranty in good faith from the sales rep with the promise that all things I needed covered were fully covered with this warranty. And with a co-pay of $45 per claim. They only cover certain amounts. They are truly just a discount plan that discounts the cost of repairs when they go over a low $ amount. You are on the hook for the remainder. When I spoke to customer service they said that was the cap and they have caps on all things based on the life of the plan so they basically don’t lose money with what I have paid. My issue was my well pump system, with a repair cost of $975. They will only pay $400. When you read the contract carefully (I didn’t because I trusted my sales rep and read the coverage section which clearly showed all things that were pertinent to me were covered. No mention of caps until you scroll down several pages. It says “For heating or cooling equipment appliances, plumbing and electrical(non-heating or cooling) the repair/replacement coverage is selected allowance is as an option $500. For the limit additional coverage options the repair/replacement allowance is $400.” Technically a well is plumbing which means per the contract it should be capped at $500. They refuse to honor this and I cannot afford to pay to have it fixed thru them. I already gave them $1560 for a 3-year plan. When I told him the rep mispresented the plan to me and I wanted all my money back he said they cannot do that. They will pro-rate, take out the costs of anything they have paid (for the guy to come out and diagnose the problem) and then take a $75 fee. This is a BAD plan BUYER BEWARE!!!

Perhaps if you live in a city or major metropolitan area, your experience may be different. From what I can tell, the policy cleverly excludes everything imaginable. It’s so broadly worded in some areas and in others, excludes virtually anything that might break. We all know that the sales process makes it so we feel comfortable enough not to read through pages and pages of a contract.
Furthermore, every time I have called about anything that actually was covered, they don’t have any contractors that work on those systems so it is up to the home owner to coordinate, get authorization, pay out of pocket direct to the contractor, and then submit paperwork to Select for reimbursement – which is essentially part of what you are paying for but not getting.
There is no way to know what you are getting prior to signing up but contractors all grumble they are not getting paid enough by home warranty companies and payments are delayed so only those contractors just starting out or who don’t have enough customers because they have bad reputations or don’t manage their business well, that are sub-contractors.
The business model itself seems faulty and prone to dissatisfied customers due to either non-existent or sub-par performance making it appear to be a legal scam, something very common in the US with no consumer protections. Lastly, like all companies looking to squeeze every last cent of profit, customer service is done in the Philippines and they are trained to be polite but ineffective and are very difficult to understand.

Please do NOT spend your money with this “Home Warranty” company. As a new customer to Select Home Warranty I am very disappointed and upset that I spent my money purchasing a policy with this company. This company has reimbursement issues, “hidden” probation periods of service, unexpected costs issues, misleading and lack of information when speaking with personnel, as well as poor communication when being transferred to different departments. In any “emergency” repair situation Select Home Warranty is NOT the company to call. Heaven forbid if there is a leak or plumbing issue in your home, you would have an entire swimming pool in your home before Select Home Warranty would send someone over to repair, IF they actually felt like taking the time out of their busy schedules to find a plumbing service nearest to you. Their “reimbursement” is a joke. They will ask for invoices indicating the service that was performed (that you pay for AFTER you pay for the policy) and will give you a refund of only $150. If anyone wanted to pay $300 – $500 for a home repair, then a home warranty policy wouldn’t be needed. Long story short, I felt like I had been duped, and wish that I had read more reviews about Select Home Warranty company before I signed up with this circus. One pro to this company is that they have a hell of a sales team, because the person that sold me the policy did a great job of selling the paper that the policy documents were printed on, and an excellent job at concealing what a fraud Select Home Warranty company really is.
